    Maybe it should go without saying though that a truly important topic would be how to find contractors who have the specific expertise needed to maintain traditional homes. I would expect the knowledge of old materials and methods to be obscure and it’s hard to know if you’re hiring the right person or not without being a semi expert yourself. The right tradesperson can make such a difference in enjoyment,  condition and financial outcome.

    Yes, I would expect it to be complicated as each area has its nuances.  Not expecting cut and dried answers as the waters are deep and always moving.  Just hoping to pick up whatever info and connections I can. If I’m patient I think ot will bear fruit one day.

    I’m mostly interested in process and profitability of airbnb’s. Is it a reasonable business to get into or no. Would be great to have some cash flow as well as a holiday home.

    Thank you for your time. If I may ask another question, I would appreciate your insights.

     

    In one of the links you sent it says

    “The standard fee in Japan is 3% + ¥60,000 + 10% tax”

    Is this for one Realtor or both the Buyer’s and Seller’s Realtors? (In my area the Seller pays for both Realtors and it’s talen from the proceeds of the sale. )

     

    So, for a sale of a property at 25,000,000 en, that’s 1,560,000 en in commission paid by the Buyer at closing, right? (Not including tax.)

    Starting to read your suggestions and “Oh! This is gold!” Exactly what I’m looking for. Surprised it’s available in English.  I have had terrible luck with finding good info about Japan in English, it’s usually dumbed down or made for tourists. I end up doing my best with my mediocre Japanese.

    Hi Satoko,

    I’m trying to learn about the real estate world in Japan. Things like the steps of buying and selling,  sources for market data, systems and regulations of governments, basics of construction methods. These would all be different from back home in Canada. Do you know of any decent online sources? Just anything really to feed my understanding.

    Oh man, do I have questions about airbnb but I’m sure they’ve all been asked before. Mind you, it’s a new forum,  so perhaps it’s all a blank slate again.

    So, how does everyone here feel about the success rate of convincing your local municipality to allow airbnbs? I think all over the world,  people have a default NIMBY reaction to them but they also exist all over the world so it can be done.

    A lot of places require you to qualify for zoning that would be appropriate for lodging. But that’s usually not easy whem you’re talking about residential type buildings. Are variation permits sometimes available for this?

    Thoughts?
