      Hi all,

      I spent 4 years in Japan, moved back to Canada and became a Realtor for 13 years. Living costs in Canada ha e gotten crazy,  particularly with regards to real estate so I’m planning on moving back to Japan within a year. To Ibaraki. Japanese wife and the kids too.

      I’m planning on renting out my couple of modest properties in Canada which should give us enough to easily cover life in Japan but I want to keep working and learning.  I’m trying to learn everything I can about real estate in Japan. I might find a way to invest there too or at very least I’m thinking I can find some local real estate pros who would want some English lessons from someone who knows the business and can help them connect with western clients. I don’t know. I’m just gathering info for now.

      Kominka are something that I find interesting but also it seems like it’s something many westerners are attracted to so I think it’s something I should learn more about.

      Hello Ryan.
      I’d like to know your story as a realtor in Canada.

      Yes, there are many westerners who have interested in kominka.
      Unfortunately, it’s very difficult to find an agent (agents like RE/MAX are not common here…usually they are employees working for the company’s profit) who knows about kominka, so it’s much more difficult to find one who can also speak English.
      I think it’s great to learn about kominka, not only for business but also for pleasure!

      Starting to read your suggestions and “Oh! This is gold!” Exactly what I’m looking for. Surprised it’s available in English.  I have had terrible luck with finding good info about Japan in English, it’s usually dumbed down or made for tourists. I end up doing my best with my mediocre Japanese.

        There are more details on the process of a buying or selling a house and on local real estate market data in Japan, I think you will figure it out little by little.

      Thank you for your time. If I may ask another question, I would appreciate your insights.

       

      In one of the links you sent it says

      “The standard fee in Japan is 3% + ¥60,000 + 10% tax”

      Is this for one Realtor or both the Buyer’s and Seller’s Realtors? (In my area the Seller pays for both Realtors and it’s talen from the proceeds of the sale. )

       

      So, for a sale of a property at 25,000,000 en, that’s 1,560,000 en in commission paid by the Buyer at closing, right? (Not including tax.)
